**UNIT RULES-**

Besides the common rules imposed by HOA we would appreciate taking care of our property, contents and appliances with care.

GARBAGE DISPOSAL - Please do not put rice, noodles, coffee grinds, meat, eggshells and fibrous vegetable or plant material or non-food items into the Sink garbage disposal as this is an old building and could potential cause damages to the unit and plumbing.

FIREPLACE - Please place fire resistant mat when using the fireplace. Please keep fireplace glass doors OPEN while burning wood.

CANDLES - We are not prohibiting candles, but we are asking you to use extreme caution due to fire dangers, insurance costs and liability it creates for you.

DOORS/WINDOWS - Please for security and temperature control, close and lock all doors and windows when you are not occupying the unit.

STORAGE - For your own security, please place ski or wearable sports equipment inside unit and not outside your unit. We have multiple mud boot trays in the unit.

SNOW REMOVAL - We have a shovel and snow-scraper in the unit for your convenience. Please return back to the closet area next to entrance after usage.

SNOW GEAR - Please wear proper boots with tread during snowy/icy season. Even with regular snow removal, the roads, pathways and sidewalks do get slippery with snow and ice. Warning - even with regular boot, take caution when walking due to snow and ice build up. Recommend adding wire or external tread to help with traction when walking in the snow.

**HOA RULES:**

- FIRES - No outdoor cooking/bbq/frying on any grill on balcony or in carport.

-BALCONIES - No bicycles, motocycles, motorbikes, birdfeeders of any kind. No rugs or cleaning by beating or shaking out dust

-FIRE ESCAPES - No blocking or obstructing balcony fire escapes

-OBSTRUCTIONS - No blocking of common sidewalks, driveway, entrances, passageways

- PARKING AND TRAFFIC - 10 min loading load in front side but not parking allowed on front side. ON Backside, parking shall not impede others or a parked car not moved every 48 hours in open lot (for snowplowing access) will be towed. Parking in reserved parking that is unauthorized. Cars will be immediately towed.

-NO PARKING - in front of dumpster, hydrants, red painted standpipes, handicapped zones without permit, snow storage areas indicated by signs.

-CAMPERS and TRAILERS - No more than 7 days in CC/DD. Trailers must be registered with Resident Manager and are subject to towing.

-REPAIRS - Repairs on vehicles will not be allowed in parking lot unless its an emergency basis.

-BIKES/MOTORBIKES - No storing in walkways or in front of carports.

-NO CHANGES - No alterations or addition of wiring for electrical, telephone, television etc through walls. No installation protruding through walls or roof ofcondo.

-NO MODIFICATION - No modification of floor. Requires HOA approval.

- NOISES - Quiet hours are between 10PM-8AM. Occupants shall exercise reasonable care to avoid making or permitting loud, disturbing or objectionable noise including radios, television, musical instruments, amplifiers and any other device or instrument.

-Animal and Pets - No animals and pets. Any animals required for assistance for a disability, must be approved by HOA and kept on leases at all times and in control of a competent person within 10 feet. This implied permission can be revocable if animal becomes obnoxious, danger or nuisance to other people. Owners are required to clean up after their animals/pets.

-STORAGE - No storage of boats, boat trailers, travel trailers, motorcycles, bicycles, motor homes, snowmobiles or any other vehicle or private property on common property, except designated storage lot behind CC/DD building if space is available and such vehicle are registered with HOA. No bikes will be chained in hallways, stairwells, or walkways.

-KEYS - Resident manager will have a copy of all passkeys and NO LOCK alterations is permitted.

-TRASH - Trash is for normal garbage disposal. Ash cans are located next to dumpsters and ashes should not be put in dumpsters. Do not put large items or furniture items in or around dumpsters. DO NOT put trash bags in the hallways.

-FIREWORKS - Explosive or non-explosive ones are not permitted on any part of this property due to fire hazards.

- GAMES - No football, baseball, soccer, golfing, or any games that may present a hazard to persons on property.

-LIABILITY - HOA assumes no liability for any loss or damage to articles lost or damaged as apart of being left on property. Renters should be taking on renter's insurance to cover any of their own property. Renters will be held liable for damages related to waterflow if intentional or unintentional source was caused by renter through excessive or inappropriate items put down toilets or drains. ie: condoms, tampons or disposable or non-disposal wipes. Only toilet paper should be flushed in toilets.

-SIGNS - No signs of any kinds posted to be visible in windows, balconies or doors or walls.

-OBLIGATION - Renters shall also adhere to all regulations and rules

-FEES and FINES - Any infractions may be subtracted from your security deposit as well as increase in amount each infraction.
